12th and Bluemont is the heart of Aggieville. It's where Kansas State University meets the public streets of Manhattan, Coco Bolos fanatics fill up for tex-mex, and the limestone Bluemont Hotel shines daily.

Recently, the corner has been developed into more of a corridor; one that goes vertical.

The newest apartment complex in Manhattan, called 12b, will begin moving students in within days. 12b reaches 5 stories high located on the next block East and is owned by Back Nine Development. 12b is coming on the market for $550/month and boasts a 16-camera security system, gated parking, elevator, quartz tops, and stainless appliances.

Across Bluemont Avenue, sits a previously city owned 42-stall parking lot and an empty lot owned by The R.H. Johnson Company of Kansas City, Missouri. The Johnson Company and city administrators negotiated a purchase price of $800,000 for the city’s parking lot in December 2017. The purchase is contingent upon the city issuing industrial revenue bonds and a sales tax exemption on construction materials for the hotel.

The McNeill Hotel Company of Germantown, Tennessee, plans to build a Courtyard by Marriott hotel on the the combined lots now owned by The Johnson Company. The proposed Courtyard by Marriott development displays a five-story structure including 127 guestrooms with a 113-stall parking garage on the lower two floors of the hotel.

The city's master plan of selling the 42-stall parking lot is to use the funds to build a multi level parking garage in Aggieville on an existing flat parking lot.

As reported by The Manhattan Mercury, "city administrators estimate the tax district could generate $5 million in 20 years from the hotel’s presence alone with estimates as high as $19 million with other valuation increases throughout the district."

Tonight, the city commission will discuss rezoning for the hotel project.
